Current or future residents

Residents within the regeneration areas will be asked for their views regarding the proposals. We want to gain an understanding of what people would like the area and housing options to be. This will help us to design new homes that are desirable. Although we cannot yet be specific about the options at this stage, we plan to help people remain in the area if they want to or move away if that is their preference. In time the Council will publish a Community Charter that sets out the offers we will make to Council tenants and homeowners. We will also meet with individuals to discuss a tailor-made plan to help with moving.

It is too early to predict whether it will be replaced but it is a key aim of the project to have a new IRL scheme in the area. Yes. It is intended that the new homes will be a mix of homes to buy outright, First Homes, shared ownership homes as well as rented homes.

If you would like to be considered for a Council property for rent you would need to apply through the Council's Housing Register. It is too early to apply specifically for a new home now as we are not certain that the regeneration will go ahead. It is likely that current residents will receive priority on the Housing Register for the new properties. Details of how this will work will be decided later.

As a starting point there are 5 sites being considered that currently hold residential accommodation. On those sites there are around 250 dwellings. At this point we do not know whether all of those sites will be regenerated and we do not know how many new homes could fit on those areas. Other considerations, such as flooding and overhead power lines will influence what can be built. There would definitely be an increase in the total number of homes. There will be the same number or more Council homes but with an increase in other options like home ownership, affordable homeownership and privately rented housing.

We plan to include homes for people with limited mobility as well as homes that are fully accessible to those that are wheelchair users. The exact number of properties will depend on what is possible. The surveys and plans will take account of the needs of the community.

It is too early to say with any certainty what will happen. Options will be explored and residents consulted in due course.

If you own a house within one of the regeneration areas we may need to speak to you in time regarding the purchase of the property. It is too early to say at this stage what offer we will be able to make to owners. In a vast majority of cases when Council's carry out regeneration schemes, homeowners are satisfied with the offer that they are made. You do not need to contact us as the regeneration would need to be built in phases and so we will contact you. It is still very early days, but it is safe to say that the Council hopes that it is not necessary to obtain Compulsory Purchase Orders. The emphasis is on the Council working with people which could include financial incentives and help with moving.
