What will we consider to ensure that the property is suitable for the households needs?

 


Affordability

The Council will not offer a home that the household cannot afford.

This includes the costs of food, clothing, transport, and other necessary items.

We will carry out an income and expenditure assessment, and check entitlement benefits before making an offer.


Location

To be suitable, the property should be:

  • A reasonable distance to work, including access to transport links
  • Convenient to school if children are undertaking vital exams
  • Convenient for people who have verified caring responsibilities for someone in another household
  • Reasonably close to medical facilities or other support which are essential to the well-being of the household
  • Reasonably close to local services, shops and public transport.

Size of the property and standards

Before offering a private sector property, the Council will ensure that the property meets the households’ needs. This includes:

  • Ensuring the property will not be over-crowded
  • That the landlord is considered a ‘fit and proper person’ as defined by the Housing Act 2004 
  • Ensure the property is in a reasonable condition before the household moves in
  • Safety regulations have been met, including gas, electrical and fire safety.
