About building control

What is building control

The Building Control team of surveyors and engineers make sure that all building work in the Runnymede borough meets the national regulations.

If you are thinking of carrying out any development you will most likely need approval for the building work. Our section on approval for building work should help you decide

  • Whether you need to apply for approval
  • The type of approval you need
  • How much you have to pay

Our Building Control team can help you through the process. We provide an efficient, cost effective service ranging from pre-application advice to completion.

Building Control responsibilities do not include:

Neighbour disputes

Building Regulations are not a mechanism to resolve:

  • Boundary disputes
  • Damaged caused to a property by building work
  • Access issues for maintenance

These issues are covered by Civil Law.

For free advice consult Citizens Advice or seek legal advice.

Private Building Inspectors

Property owners in Runnymede may appoint a private Registered Building Control Approver (RBCA), regulated by the Building Safety Regulator, for project oversight. Runnymede maintains a register of active RBCAs but cannot intervene in developments managed by them — concerns should be directed to the relevant RBCA.

To find the overseeing party, use the [Building Control Search]. Applications labelled “AI” are managed by private RBCAs; contact the listed company, not Runnymede Building Control.

Other issues

Health and Safety issues regarding unsafe working practices should be referred to the Health and Safety Executive

Excessive or out of hours construction noise and dust issues can be reported to the council: Nuisance – Runnymede Borough Council
